Why can't I see an estimated value of a property?

Property value estimates are a key point of interest for anyone researching properties. At property.com.au, we aim to provide estimates whenever possible. If a property lacks an estimate, it may be due to insufficient supporting data.

Estimates are displayed on property.com.au to help give you an indication of the value of a property to assist you in making an informed decision on your next steps.

These estimates are calculated by our partners at PropTrack, utilising a comprehensive analysis of similar properties alongside local market data. This process offers insights into the approximate value of a property. Our calculations consider the following factors (but are not limited to):

  • Property type (ie house, townhouse, strata title etc)
  • Land size and location
  • Comparable sales (ie similar homes that have sold nearby)
  • Market trends, (current and historical)
  • Property characteristics, such as the number of bedrooms, bathrooms, garages, and the size of the property’s footprint.

Please note that property value estimates are based on current market data and serve as indicative guidelines.
